Pros: Clear contract, on-time, good communication (except for day of installation), professional and fast team, high-quality materials with a warranty.
Cons: Very high price, Three Mountain doesn't actually do the installation, assume any wood siding that needs to be removed for flashing will need to be repaired/replaced at your expense.
I got several quotes from reputable roofers -- Three Mountain was most expensive by a wide margin. That was ok because I wanted top quality and reliable timing.
I was surprised to discover on installation day that Three Mountain subcontracts literally 100% of the job to another company called Nelo Acosta Roofing LLC, a company registered in Brockton, Massachusetts. Nelo Acosta's website advertises "Cost-Effectiveness" which suggests a more competitive price. It left me wondering if I could have got a better price for the same work going directly to Nelo Acosta. There was no mention of this previously, other than some subcontracting language in the contract.
I was unable to meet the crew in the morning. When I arrived at noon the Three Mountain representative, Jason, was nowhere to be found. Zero communication from him that day. Only the Nelo Acosta men were there, most of whom speak only Spanish. Also disappointing, since Three Mountain had communicated that Jason would be point man on the whole job. The Nelo Acosta foreman, Manny, introduced himself and was friendly and pleasant though.
Another reviewer described the Nelo Acosta team as "choreographed." That's a good way to describe it. There were about 10 men and 2 women. Everyone had his/her job and sprang into action. One woman sat at the roof apex and slid new shingles down to men on each side of the roof. Each man would nail the shingle bang-bang-bang, then look up just in time to catch a new shingle sliding down. The team are specialists and appear practiced at what they do. They finished before 4pm and the yard was left clean. New roof looks great.
The workers had to remove and replace some wood siding around a dormer to install flashing. Unfortunately it appears the wood was removed and replaced hastily without care (see pics). When I sent pics to Lee the Three Mountain owner, he replied that his team were roofers, not carpenters and cited language in the contract that Three Mountain is not liable for any damage to siding. Fair enough that siding would be disturbed during flashing installation and the liability language, but I expected better craftsmanship given Three Mountain's high price point.
Update 30 April 2023: Lee agreed to compensate for repair of damage to the dormer siding. Thank you Lee.
